I have heard conflicting reports on this.
Now paying rate: 6.25%
Mortgage Rates today: 4.5%
Can I get the lower rate with terrible credit?
So I guess the gentleman on Excellent Morning America does not have his waterproof honest. He said even with terrible credit your mortgage company will refinance because the lower rate will help you stay current on your household note.

Senate measure would lower boom on credit-rating agencies
WASHINGTON — The Senate took strong steps Thursday to fix a key cause of the recent financial crisis, approving measures to limit the ability of Wall Road firms to shop around for favorable ratings from now-discredited credit rating agencies.
