New home sales have dropped over the last number of months as those looking to purchase, chose the more affordable foreclosed homes over new homes. However market research has found that ‘green’ homes are preferable to homes with luxury additions.

An astounding forty nine percent of potential home buyers preferred energy saving devices such as solar energy panels to luxury features, which were preferred by only thirty one percent of people interviewed.

A crime free neighborhood is another very important feature. People prefer new homes in areas with low crime rates near their work place. Shopping facilities nearby would only be sacrificed by 6% and only 3%are would sacrifice public transport nearby.

Significantly more respondents, compared to previous surveys are prepared to sacrifice personal comfort in order to be able to afford a new home.

Despite the fact that 81 percent of interviewees will face significant financial difficulty when they purchase new homes, a positive change is predicted in the property market after the US elections.

Many people are looking to acquire a new home in the years leading up to 2014 and since the recession is over; now is the time to do that.

Buying your own home is a beautiful feeling and buying ‘off the plans’ is perfect. You get to choose your own tiles, color schemes and in some cases you get to tailor the design by choosing which side you want the staircase or the built-in wardrobes to be.

Developers specializing in new homes hire their own real estate agents that are paid a commission to represent them. The high volume of new home developments means that real estate agents who sell for new developments earn a significantly lower percentage of commission on new homes than on normal home sales which means that some use high-pressure tactics to try persuade prospective buyers to sign the sales contract. It is therefore a wise move to choose your own real estate agent who will have your interests at heart and therefore tell you about drawbacks associated with the sale of this property.

This may not be the case when you use a developer’s agent.

Some developers prefer to use their own lender to finance properties, as this allows them to be informed as to your progress on the financing. Be sure that a lender is reputable and that you feel comfortable with them.
